The short answer
An unsecured business loan takes five to fifteen working days from a complete file. A home loan takes two to four weeks. A loan against property takes three to six weeks, because valuation and legal checks on the property add most of the time. Incomplete documents cause nearly every delay.
Unsecured business loan — 5 to 15 working days
- Days 1–2. File assembled, credit report pulled, initial view taken.
- Days 2–5. Bank statement analysis and turnover reconciliation. Most queries arise here.
- Days 5–8. Credit decision and sanction letter.
- Days 8–12. Agreement signing, mandate registration for the auto-debit.
- Days 10–15. Disbursement.
Home loan — 2 to 4 weeks
- Week 1. Income assessment and credit check. In-principle approval possible here.
- Week 2. Property documents submitted; legal and technical valuation initiated.
- Week 2–3. Valuation report and legal opinion received.
- Week 3. Sanction letter issued.
- Week 3–4. Agreement, mortgage creation, disbursement.
Loan against property — 3 to 6 weeks
Same as a home loan, with two differences that add time: the title chain has to be traced back thirteen years or more, and any deviation from the approved plan has to be assessed. Industrial property or a complicated title can push this to eight weeks.
What actually causes delays
- Incomplete documents. Comfortably the largest cause. Every missing item costs three to five days because files get put down and picked up again.
- Bank statements in the wrong format. One week, reliably.
- A gap in the title chain. Two to four weeks to obtain a certified copy.
- An undisclosed existing loan found on the credit report. Days, plus a loss of confidence.
- Property in another name discovered late. Can be weeks while a co-applicant is added.
How to make it fast
