Six questions. The result includes the amount, the own contribution you will need, and the tenure cap your age imposes — which is the part most calculators quietly ignore.
What decides the number
Your income after existing EMIs. Lenders allow total instalments of roughly 50% to 55% of gross income and size the loan from what remains.
The tenure your age allows. Most lenders want the loan repaid by around sixty. At thirty-five that means twenty-five years; at forty-eight it means twelve. A shorter tenure raises the EMI and lowers the amount, which is why age affects eligibility so much.
The property value. Funding is capped at about 80%, so the property sets a ceiling regardless of income.
The own contribution nobody budgets for
On a ₹60 lakh property you need about ₹12 lakh of your own money for the 20% margin, plus stamp duty and registration on top — in Telangana typically another 6% to 7.5%, so roughly ₹4 lakh. Around ₹16 lakh in cash, not ₹12 lakh. Verify the current duty rates before committing.
The fastest way to increase eligibility
Add an earning co-applicant. A spouse, parent or sibling with income joins the loan, their income is added to the assessment, and if they are younger the available tenure can extend too. It is far more effective than any other single step.
Second most effective: clear a small existing EMI. Closing a ₹10,000 car loan can add several lakh to what you can borrow.
Does a co-applicant have to be a co-owner?
A co-owner must be a co-applicant, but a co-applicant does not have to be a co-owner. That means you can add a spouse's income without adding them to the property title — though many families choose to do both.
Can I include rental or other income?
Yes, if it is regular and evidenced — bank credits, a lease deed, and ideally shown in your income tax return. Cash income that does not appear anywhere cannot be counted.
Does the property have to be identified first?
No. You can get an in-principle sanction based on your income before you find a property, which is genuinely useful when negotiating. The final sanction still depends on the property clearing legal and technical checks.
